A homestay amenities checklist for Malaysia starts with five items Airbnb calls essentials: toilet paper, soap, one towel and one pillow per guest, and linens for every bed. Then add what guests filter for (Wi-Fi, air-conditioning, kitchen, washer, self check-in) and the local items foreign lists forget: water heater, bidet spray, iron, drying rack.
Most checklists on the first page of Google are written for American holiday homes: coffee makers, fireplaces, BBQ grills, carbon monoxide alarms for gas heating. A Johor Bahru condo is a different product. Guests arrive hot, often by car from Singapore, stay one or two nights, and judge the unit in the first ten minutes. Below is the list we work from after furnishing and running more than 100 units, split by room, and split again into "things that win the booking" and "things that save the review".
What does Airbnb itself say every homestay must have?
Airbnb's help centre lists the essentials as: toilet paper, soap for hands and body, one towel per guest, one pillow per guest, and linens for each guest bed. If a listing ticks "Essentials" and these are missing, Airbnb says the host can be penalised, up to removal. It also asks for larger quantities for bigger groups and longer stays.
That is the floor, not the target. A two-bedroom unit sold for six guests needs six bath towels in the unit plus a second full set in the linen cycle, because the next guest checks in the same afternoon.
Which amenities do guests actually search for?
In August 2026 Airbnb published the ten amenities guests searched for most worldwide during 2025:
| Rank | Amenity | Can renovation give you this? |
|---|---|---|
| 1 | Pool | No, the building decides |
| 2 | Free parking | No, it depends on your car park bay and the building rules |
| 3 | Wifi | Yes (line plus router placement) |
| 4 | Air conditioning | Yes |
| 5 | Kitchen | Yes |
| 6 | Hot tub | Rarely in a JB condo |
| 7 | Washer or dryer | Yes |
| 8 | Self check-in | Yes (smart lock) |
| 9 | TV | Yes |
| 10 | BBQ grill | Usually a building facility |
The honest reading: the top two filters are bought when you buy the unit, not when you renovate it. No furniture package can add a pool or a free parking bay. What renovation controls is ranks 3 to 9, and every one of those should be ticked before the listing goes live. A JB unit without a working washer, smart lock or air-conditioning in every bedroom drops out of searches it could have won.
What should be in the living room?
- Sofa that seats the full guest count, in a fabric that survives wet swimsuits and spilt drinks (see what breaks first in 10 things we stopped buying).
- Air-conditioning sized for the room, with the remote in a fixed holder.
- TV with a smart box or built-in apps, logged out of any personal account. Guests log into their own Netflix; a visible "log out before you leave" note saves the next guest.
- Wi-Fi details printed next to the router and in the check-in message.
- Dining table and chairs for every guest. A six-guest unit with four chairs gets the review line "not enough seats".
- Shoe rack at the door. Most local guests take shoes off; without a rack the floor becomes the rack.
What should be in the bedrooms?
- Mattress protector on every bed, under the fitted sheet. It is the cheapest insurance against one bad night.
- Two pillows per guest (Airbnb's minimum is one; guests notice the difference).
- Blackout curtains. JB sunrise comes through thin curtains early, and many guests sleep late after a night out.
- A working socket on each side of the bed, or an extension with USB. "Nowhere to charge my phone" is a real review complaint.
- Hangers, at least five per guest, and some empty wardrobe space.
- Air-conditioning in every bedroom. In Malaysia this is not optional; a bedroom with only a fan is effectively a bedroom you cannot sell at full price.
What should be in the bathroom?
This is where foreign lists miss the most.
- Water heater in every bathroom used for showering.
- Bidet spray (paip bidet / hand shower) next to the toilet. Many guests in Malaysia expect it and will mention its absence.
- Hand soap, shower gel, shampoo in refillable wall dispensers, not small bottles that run out mid-stay.
- Toilet paper: at least two spare rolls beyond the one on the holder.
- Hair dryer, mounted or in a drawer.
- Bath mat and enough hooks for wet towels.
- A small dustbin with a lid.
What should be in the kitchen?
Most JB guests do not cook full meals, but they do reheat, boil, and keep drinks cold.
- Fridge, microwave, electric kettle.
- Induction or electric hob with one pot and one frying pan (a gas tank is one more thing to refill and one more risk in a short-stay unit).
- Plates, bowls, cups, glasses and cutlery for the full guest count, plus a few spares.
- Rice cooker is a small thing many guests use.
- Dish soap, sponge, a roll of kitchen paper, rubbish bags.
- Drinking water: a filter tap or a dispenser saves guests buying bottled water and reduces plastic left behind.
What about laundry and the rest of the unit?
- Washing machine: it is rank 7 in guest searches, and families on two-night trips do use it.
- Drying rack or ceiling rack, so guests do not hang towels on the balcony railing (many buildings do not allow laundry on the facade).
- Iron and ironing board. Guests attending weddings or work events ask for it.
- Smart lock for self check-in (how one PIN per booking works is in our smart lock article).
- Fire extinguisher and a first aid kit, which Airbnb lets you show as safety items on the listing.
- A prayer mat and a small qibla direction sticker. Simple, cheap, and appreciated by Muslim guests, who otherwise have to work out the direction themselves.
Which items get restocked every stay, and who pays?
Furniture is a one-time cost. Consumables come back on every turnover:
| Item | How often | Who normally pays |
|---|---|---|
| Toilet paper, soap, shampoo, shower gel | Every stay | Owner, as a unit expense |
| Dish soap, sponge, rubbish bags, kitchen paper | Every stay or weekly | Owner |
| Towels and linen washing | Every stay | Owner, inside the cleaning cost |
| Drinking water filter cartridge | Every few months | Owner |
| Replacement for broken glasses and hangers | When it happens | Owner, or the guest's deposit if it was damage |
How these land on your monthly statement is explained line by line in what a JB homestay owner pays every month. Under every plan, a short booking costs nearly the same consumables as a long one, so a unit with many one-night stays uses more of them.
What is worth skipping?
- Decorative cushions by the dozen. They need washing, go missing, and add nothing to the review.
- Coffee machines with pods. Pods run out and the next guest blames the unit. A kettle and a sachet tray is enough.
- Glass coffee tables and white rugs. Covered in the furniture article above.
- Printed "rules" posters on every wall. One clear page at the door, and the rest in the check-in message.
Should the owner buy all this, or let a renovation team do it?
You can buy every item on this list yourself; nothing here requires a contractor. The two things a team adds are time (one delivery and one setup day instead of weekend trips) and a list that already reflects what breaks and what guests complain about. Be aware that our renovation arm, Magic Touch, sells furnishing, so we benefit when you choose it. Compare honestly: the full cost breakdown is in what a bare condo costs to furnish, the timeline is in keys to first booking, and before you pay the final instalment use the handover checklist.
A one-page check before the listing goes live

- Water heater and bidet spray in every bathroom.
- Seats, towels, pillows and cutlery for the full guest count.
- Iron, hair dryer, drying rack, shoe rack.
- Fire extinguisher and first aid kit.
- A second linen set in rotation.
- A restock list for the cleaner, so consumables are checked on every turnover.
