Buying Taobao furniture for a homestay in Malaysia is worth it for decor, lighting, storage, kitchenware and small tables, and usually not worth it for mattresses, sofas, appliances and the door lock. The sticker price is only the start: the real number is the landed cost, which adds China delivery, exchange rate, international shipping, a service fee and, above RM500, tax.
Why do homestay owners look at Taobao at all?
Because the furnishing bill is the part of a homestay setup that owners feel most directly. Renovation work is quoted by a contractor; furniture is something you can price yourself on your phone at midnight, and Taobao prices look very low next to a Johor Bahru furniture shop.
We furnish the group's own homestay units through Magic Touch, our renovation company, and we use Taobao ourselves for part of every unit. We also built a browser extension so that owners can do the same thing in an organised way. So this article is written from the buying side, not from a forwarder's sales page. It is also written by a company that earns a service fee when an owner asks us to do the buying for them. Keep that in mind when you read the "what to buy" table, and check it against your own quotes.
What is the landed cost of a Taobao item?
The landed cost is what the item really costs once it is standing in your unit. When an owner adds a Taobao or Tmall item to their Magic Touch budget with our extension, the system builds the number from five parts:
| Part | What it is | Who sets it |
|---|---|---|
| Item price × quantity | The price of the variant you picked (colour, size) | The seller on Taobao |
| China domestic delivery | Seller to the consolidation warehouse in China | The seller, in yuan |
| Exchange rate | Yuan to ringgit | Our current setting, not the browser |
| International shipping | Charged by weight in kilograms | Our current setting |
| Service fee | A percentage of the item value in ringgit | Our current setting |
Two details matter more than they look. First, the China delivery charge is added to the item value before conversion, so it is also counted in the service fee. Second, the ringgit amounts you see in the extension are recalculated on our server. Whatever number a browser sends is thrown away and rebuilt from the item price and our settings, so the budget cannot drift from what the order will actually charge. We do not publish the rates in this article because they are settings that change with the exchange rate and the forwarder; the budget page shows the rate used on each line.
Here is a worked example. These rates are illustrations only, not our rates: a ¥1,000 shoe cabinet with ¥50 China delivery, an assumed rate of RM0.65 per yuan, shipping at an assumed RM10 per kg, a 20 kg parcel and an assumed 5% fee.
| Line | Calculation | RM |
|---|---|---|
| Item value | (¥1,000 + ¥50) × 0.65 | 682.50 |
| International shipping | 20 kg × RM10 | 200.00 |
| Service fee | 5% × RM682.50 | 34.13 |
| Landed cost | 916.63 |
The cabinet that "costs RM650" on the Taobao page is a RM917 cabinet in Johor Bahru, before any tax.
What is the weight trap?
Shipping is charged per kilogram in our budget, and many Taobao listings do not state the packed weight clearly. If you leave the weight empty, the system uses a default weight so the line is not zero. A default is a guess. For a cushion it is too high; for a solid wood cabinet it is far too low.
In the example above, if the 20 kg cabinet were left on a default of a few kilograms, the shipping line would show well under RM100 instead of RM200, and the budget would look about RM150 cheaper than reality. Multiply that by a bed frame, a dining set and a TV console and the whole budget is wrong in the direction you want to believe.
Our rule for owners: fill in the packed weight for every item over about 5 kg, or ask us before you rely on the total. Sellers will usually tell you the 毛重 (gross weight) if you ask in the chat.
Third-party forwarders often bill bulky furniture by volume (cubic metres) instead of weight, and repack the goods before shipping, so the final bill can differ from the estimate (Qanvast). Whichever route you use, ask how the item will be measured before you pay for it.
Do you pay tax on Taobao furniture in Malaysia?
Usually, yes. Since 1 January 2024 Malaysia charges a 10% sales tax on low-value goods of RM500 or less bought online from overseas sellers (RinggitPlus on the RMCD announcement). Above RM500 the normal rules apply instead: the de minimis exemption falls away and import duty and sales tax can be charged, and the value can include freight and insurance, so a bulky item priced under RM500 can still end up over the line (BDO).
We have not found one clear duty rate for "furniture" in general, because it depends on the tariff code of each item. So we do not put a duty percentage in this article. Ask your forwarder for a door-to-door quote that states whether customs clearance and tax are included.
How long does Taobao furniture take to reach Johor Bahru?
Plan for weeks, not days. Sea freight from China to Malaysian ports is commonly quoted at around 9 to 14 days for shared-container (LCL) shipments by one China forwarder (Sino Shipping), and that is port to port. Add the seller's dispatch, the China warehouse consolidating your parcels, customs and local delivery, and "a couple of weeks at least" (Wise) is the optimistic case.
That matters for a homestay because every week the unit sits unfinished is a week with no bookings. In our keys-to-first-booking timeline, furniture lead time is one of the waits nobody counts. Order Taobao items at the start of the renovation, not after the painter leaves.
What should you buy on Taobao and what should you buy locally?
This is what we do for our own units. It is a working rule from furnishing 100-plus units, not a law.
| Item | Where we buy | Why |
|---|---|---|
| Wall art, mirrors (small), decor, vases | Taobao | Light, cheap to ship, big choice of style |
| Lamps and lampshades (non-wired or simple) | Taobao, with care | Check plug type; see below |
| Storage boxes, hooks, racks, bathroom accessories | Taobao | Light, standard sizes |
| Kitchenware, cutlery, cups, trays | Taobao | Bought in sets for many units |
| Rugs, cushions, throws | Taobao | Light; order one sample first for colour |
| Side tables, coffee tables, small shelves | Either | Depends on weight; fill in the packed weight |
| Bed frames, dining sets, TV consoles | Usually local | Heavy, slow, hard to return if damaged |
| Mattresses | Local | Warranty, hygiene, fast replacement |
| Sofas | Local | You need to sit on it; upholstery is the first thing guests wear out |
| Air-cond, fridge, washer, water heater | Local | Local warranty and service; voltage and plugs |
| Smart door lock | Not Taobao | Supplied with our setup package and connected to AntlerHub |
Two reasons sit behind the "local" rows. The first is replacement speed. When a mattress or sofa fails in a homestay, the unit cannot be sold until it is replaced, and a replacement that takes three weeks by sea costs more in lost nights than the saving. We wrote about which pieces fail first in homestay furniture that breaks first.
The second is electrical. Malaysia uses 240 V and the three-pin Type G plug; many China products come with different plugs. Some electrical products also need Energy Commission approval to be imported. If an item plugs into the wall, ask before you buy it.
How do we use the Taobao budget in practice?
The extension and the budget page exist so that a Taobao shopping session turns into something a renovation team can actually work from:
- Every item sits in a room. The budget is grouped by living and dining, kitchen, bedrooms, bathrooms, balcony, yard and store, so you can see that bedroom 2 has a bed but no curtain.
- The variant is saved. The colour and size you picked, and the picture of that variant, are stored with the line, so nobody buys the grey one when you chose cream.
- Pictures are copied to our own storage. Taobao images are often blocked when shown on other sites; without a copy, a budget made today shows broken pictures next week.
- A note goes with each item for whoever does the buying, such as "two of these, same batch".
- Stock shown on the page is only a reference. It is read once, when you add the item, and Taobao stock changes.
From there the owner can hand the budget to us or order the items themselves; either way Magic Touch places and styles them, as the Magic Touch page says.
What can go wrong, honestly?
- The landed cost is an estimate until the item ships. Weight, volume and tax are confirmed late. Keep a margin.
- Returns from Malaysia are rarely practical. Shipping a wrong item back to China usually costs more than the item.
- Colours and finishes differ from the photos. Order one sample before ordering ten.
- Damage in transit happens. Fragile items such as glass and large mirrors need crate packing, which costs extra (Qanvast).
- We earn a service fee when we buy for you. If you are happy managing sellers and a forwarder yourself, you can skip us and pay no fee. Compare our line against a forwarder's quote, the way we suggest in how to compare renovation quotes.
- Cheap furniture is not always cheap in a homestay. A chair that breaks after forty check-ins costs a repair visit and an unhappy review.
Checklist before you order Taobao furniture for a homestay
- Put every item in a room, so gaps show up.
- Fill in the packed weight for anything over about 5 kg.
- Ask how heavy and bulky items will be measured: kilograms or cubic metres.
- Ask whether tax and customs clearance are in the quote.
- Buy one sample before buying in quantity.
- Keep mattresses, sofas, appliances and the door lock local.
- Order at the start of the renovation, not at the end.
- Check every item at handover, as in our handover checklist.
This article is general information from our own furnishing work, not tax or customs advice. Tax rules and rates change; confirm with your forwarder or the Royal Malaysian Customs Department before a large order.
