Aircond for Airbnb in Malaysia: inverter or non-inverter, what HP for each room, and how often to service it

Choosing an aircond for an Airbnb or homestay in Malaysia: when inverter pays back, HP by room size, the 2026 star label, servicing by guest nights, and what not to buy.

Choosing an aircond for an Airbnb in Malaysia comes down to three things: size each room by area and sun (about 1HP up to 150 sq ft, 1.5HP to 250 sq ft), buy inverter for bedrooms guests cool all night, and service by guest nights, not by the calendar. The star label and after-sales matter more than the brand.

Most aircond guides on the first page of Google are written by shops and service companies for families. A homestay is used differently: rooms sit empty between stays, then a guest arrives hot from the Causeway and sets 18°C for ten hours. Below is how we think about it after furnishing and running more than 100 units in Johor Bahru and Desaru.

Inverter or non-inverter: which is better for a homestay?

An inverter unit slows its compressor down once the room is cold; a non-inverter switches fully on and off. The saving comes from the hours spent "holding" a cold room. The more hours a unit runs, the more an inverter earns back.

In a homestay, the bedrooms are the heavy hours: guests sleep with the aircond on, often all night. The living room is the light hours: guests are out during the day, and many units are empty on weekdays.

RoomTypical guest useOur view
Bedroom, booked most nightsLong hours, often the whole nightInverter, good star rating
Living roomShort bursts, often offInverter still fine; non-inverter is the place to save if budget is tight
Small second bedroom, rarely usedOccasionalEither; size it correctly first

One honest caveat: some hosts on Lowyat argue that guests set very low temperatures, so an inverter runs near full power most of the time and saves less than the brochure says. That is a fair point and one reason we never promise a number. A correctly sized unit with a sensible default temperature on the remote does more than the word "inverter" alone.

How much can an inverter actually save on the TNB bill?

Fomca's chief executive told The Star in March 2026 that households could save around 20% to 40% of cooling electricity by choosing four- to five-star models over low-efficiency units, depending on use. Here is how to turn that into ringgit for your own unit. These are example figures, not measurements:

StepExample
Unit uses (example)1 kWh per hour while cooling
Hours per booked night10
Booked nights per month20
Cooling energy per bedroom200 kWh a month
Saving at 30% (example)60 kWh a month
Cost of an extra kWh between 400 and 700 kWh (from our running-costs article)about 57.6 sen
Saving per bedroomabout RM35 a month

Then divide the extra price of the inverter model by that monthly saving. That is your payback in months. If the answer is longer than the time you plan to run the unit as a homestay, the cheaper unit wins.

The reason the saving can be bigger than people expect is the TNB tariff structure. As we showed in what a Johor Bahru homestay owner pays every month, the domestic bill jumps once a unit crosses 600 kWh a month: the RM10 retail charge comes back, the fuel adjustment surcharge starts applying, and the efficiency rebate shrinks. Two bedrooms running all night in a busy month can push a unit across that line on their own.

What HP aircond do I need for each room?

Shops in Malaysia use a rough chart. The thresholds differ a little between sources, so treat this as a starting point, not a specification:

Room sizeSuggested size
Up to about 150 sq ft1.0HP (about 9,000 BTU)
About 150–250 sq ft1.5HP (about 12,000 BTU)
About 250–400 sq ft2.0HP (about 18,000 BTU)
Above about 400 sq ft2.5HP (about 24,000 BTU)

Go one size up for a room with strong afternoon sun (west-facing glass is common in JB condos) or an open kitchen joined to the living room. Do not oversize a small bedroom "to be safe": an oversized unit cools fast, switches off, and leaves the room cold but damp, which is exactly the musty smell guests write about in reviews. Ask the installer to look at the room, not just the floor plan.

How do I read the new 2026 star label?

The Energy Commission (Suruhanjaya Tenaga) introduced a new star-rating schedule for air-conditioners covering 1 January 2026 to 31 December 2029. According to The Star, the new rating is based on real-life cooling performance over a year rather than fixed lab conditions, and the benchmarks for each star are stricter.

What that means in a shop:

  • Look at the year on the label. A label printed 2026 follows the new standard. Older certified models can keep the old label until their certificate expires, so both labels sit side by side until 2029. A "5 star" on an old label and a "4 star" on a new one are not directly comparable.
  • Look at the energy figure, not only the stars. The label states energy use; compare that between two models of the same size.
  • Scan the QR code. It shows the certificate status and efficiency data.

How often should a homestay aircond be serviced?

Daikin Malaysia describes an annual service as the minimum. Aircond service companies commonly suggest a general service every 3 to 6 months and a chemical wash every 12 to 18 months for homes; those are commercial recommendations, not manufacturer rules.

For a homestay we suggest counting guest nights, not months. A bedroom booked 20 nights a month runs more hours than most family bedrooms. Signs you are overdue, which cleaners can check at every turnover:

  • Water dripping from the indoor unit or a damp patch on the wall below it
  • A smell when the aircond first starts
  • Filters visibly grey (cleaners can rinse filters; the rest is the technician's job)
  • The room takes noticeably longer to cool, or guests start messaging "aircond not cold"

A leaking aircond is not only a bad review. Water runs into the wall and sometimes the unit below, which becomes a neighbour complaint. Keep a simple record of each service date: some warranties expect documented servicing, so check your unit's warranty card.

What should not be bought or done?

  • The cheapest unbranded unit. The problem is not the first year; it is finding parts in year three while the room is booked. Ask the shop which service centre in Johor handles the brand.
  • One big unit in the living room to cool the bedrooms. Doors close, bedrooms stay hot.
  • Hiding the remote or locking the temperature without telling guests. If you set a default, say it in the house rules and the listing.
  • Installing before you check the pipe route. A drain pipe with no fall is the most common source of leaks; it belongs on the handover checklist.
  • Skipping the noise test. Outdoor compressors near a neighbour's bedroom window cause complaints; see soundproofing during renovation.

What should I ask before I accept an aircond quote?

  1. Exact model number and capacity in BTU for each room, not just "1.5HP".
  2. The label year and star rating for that model.
  3. Is piping, bracket, wiring and drain length included, and what is charged per extra foot? (Our guide to comparing renovation quotes covers the lines that hide extra costs.)
  4. Who honours the warranty, and does it require service records?
  5. Who services it after handover, and how fast can they come?

Ask every contractor these, including us. We have not listed prices here because model prices change and we do not want to quote a figure we cannot hold.

Where are we not neutral?

Under a plan where electricity is the owner's expense, it is the owner, not the management company, who pays a bigger TNB bill. A manager has less reason to push for efficient units, so ask about it directly. We also cannot promise any aircond keeps a unit under 600 kWh: guests decide how they use the room. Air-conditioners typically last 10 to 15 years with proper maintenance, so this is one of the longest-lived purchases in the unit; it is worth one extra hour of comparison.

This article is general guidance, not an engineering assessment of your unit. Check sizing, wiring and warranty terms with a licensed installer.
