Airbnb Co-Host in Malaysia vs a Management Company: Whose Account Holds Your Listing?

Airbnb co-host vs management company in Malaysia: who owns the listing and reviews, the three permission levels, how payouts split, and what you lose when you switch.

中文 → · Bahasa Melayu →

Short answer: The real difference between an Airbnb co-host in Malaysia and a management company is not who cleans. It is whose account holds the listing. With a co-host, the listing, reviews and payouts stay on your account. On a company account, the reviews stay behind when you switch. About eight in ten company-run Johor Bahru homes sit on company accounts.

We manage 100+ homestay units in Johor Bahru and Desaru. Most of what ranks for "Airbnb co-host" is Airbnb's own help pages and software vendors explaining what a co-host can do for you. We could not find one that uses real Malaysian figures to tell an owner the uncomfortable part: in Johor Bahru, the management company you meet is probably not working as your co-host at all, and that changes what you own. This article covers that.

What is an Airbnb co-host?

A co-host is a second account that the owner adds to their own Airbnb listing. The listing still belongs to the owner's account (Airbnb calls this the listing owner). The co-host logs in with their own account and helps with messages, the calendar, pricing and reservations. A home listing can have up to 10 co-hosts (Airbnb help article 1243).

A management company can run your unit on Airbnb in one of two ways:

  1. Co-host model: the listing is on your account and the company is added as co-host.
  2. Company account model: the company lists your unit on its own account. Your account is not involved at all.

Both are legal and both are common. The outcomes are very different.

What can a co-host do, and what can't they do?

Airbnb gives co-hosts three permission levels. The owner chooses and can change them at any time (help article 1534):

ActionFull accessCalendar and messagingCalendar only
Edit listing title, description, photosYesNoNo
Edit calendar and pricingYesNoNo
Message guestsYesYesNo
Accept or decline reservationsYesNoNo
Receive co-host payoutsYesYesYes
View earnings and payout historyYesNoNo
Add or remove other co-hostsYesNoNo
Change payout methodsNoNoNo

The last row matters most. No co-host, at any level, can change your payout method, and only the listing owner can set what a co-host is paid. A company that runs everything for you will normally ask for full access.

How many Johor Bahru listings are run on the co-host model?

From AirROI's Johor Bahru management companies page, updated 4 November 2026 and covering the 12 months to October 2026:

ItemFigure
Active Airbnb listings in Johor Bahru5,380
Listings that name at least one co-host51%
Homes run by a company all year857
Of those, on the owner's account with the company as co-host165 (19%)

So half of Johor Bahru listings have a co-host, but many of those are family, friends, a cleaner or a small team. Of the homes that a management company runs all year, roughly eight in ten sit on the company's own account. Malaysia as a whole looks mixed: of AirROI's top 100 ranked companies, 38 mostly co-host on owners' listings and 33 run at least 95% on their own accounts.

AirROI notes these are floors. Accounts with fewer than five listings are not counted, only Airbnb is covered, and co-host records from a year ago are incomplete.

What is the difference between the two models?

The company account model is not a scam. A new unit can borrow the account's reviews and visibility, so the first months are often faster, and you never touch a setting. The cost is that no matter how many good reviews your unit collects, they are not yours. As our switching guide explains, reviews do not move between accounts (switching homestay management company).

How do co-host payouts split?

Airbnb has a built-in co-host payout with four options (help article 3389): cleaning fee only, cleaning fee plus a percentage, a percentage with or without the cleaning fee, or a fixed amount per booking. The owner sends the proposal and the co-host has 14 days to confirm. The base is the host's potential earnings: nightly price times nights, plus the cleaning fee and other charges, minus the host service fee and taxes.

Airbnb also says there are regional limitations depending on where the owner, co-host and listing are. We could not confirm whether the feature is fully open in Malaysia. Where it is not, the usual setup is that all payouts go to you and the company invoices you monthly.

Example, not a quote: a two-night booking at RM250 a night plus a RM70 cleaning fee is RM570. A 15.5% host service fee is RM88.35, so the host's potential earnings are RM481.65.

Run the same method on your own bookings. What Airbnb actually calculates is whatever your account shows.

When does the co-host model suit you, and when is a company account fine?

The co-host model suits you if:

  • you plan to host for years and the reviews are an asset (when you sell or change manager, see selling a homestay unit);
  • you want to see every booking and have Airbnb pay you first;
  • you are willing to open and verify your own account.

A company account is fine if:

  • the unit is brand new with zero reviews and you want bookings sooner;
  • you do not want to touch any platform settings;
  • you trust the company's statement (here is how to check it).

Either way, Booking.com and Agoda list differently and this article only covers Airbnb (the three are compared in Airbnb vs Booking.com vs Agoda for hosts). If the company syncs calendars through a channel manager, the connection usually has to run through your account. If you disconnect it yourself, the calendar stops syncing and you risk double bookings.

Which five questions should you ask a management company before signing?

  1. Whose account will my unit sit on? Ask separately for each platform.
  2. If it is my account, what permission level do you need? Will you touch my payout method? (On Airbnb, you cannot.)
  3. If it is your account, what happens to the listing when I leave? Do I get the photos and description?
  4. Whose bank account does Airbnb pay first, and how soon do I get paid?
  5. If the platform suspends or restricts the account, what happens to my bookings?

Get the answers into the contract, not just a conversation. The other clauses are in 12 clauses to check before you sign.

Which model do we use?

Plainly: most of the units we manage are on our company account. It suits us: one place for pricing and replies, and new units start faster. The downside for you is real too: if you leave, the reviews stay behind.

If keeping the reviews in your own name matters to you, ask us before signing whether your unit can be run on your account with us as co-host, and put the answer in the contract. Ask every company the same five questions, us included (how to compare them: how to choose an Airbnb management company in Johor Bahru).

This article is general information, not legal or tax advice. Whose name the income sits under affects your tax return, so check with your accountant.

If you want to talk through which setup fits your unit, leave your details at owner enquiry.
