How much to charge for Airbnb per night in Johor Bahru: floor price, weekend premium and cleaning fee

How much to charge for Airbnb per night in Johor Bahru: work out your floor, compare your building, then price weekdays, weekends and holidays apart.

Bahasa Melayu → · 中文 →

Short answer: How much to charge for Airbnb per night in Johor Bahru starts with your floor, not the market average. Work out what each booked night costs you, check similar units in your building for the same dates, then price weekdays, weekends and holidays separately, all above that floor.

We manage more than 100 homestay units in Johor Bahru and Desaru. Most pricing guides on the first page of Google are written for American hosts or sold by pricing software, and data sites give you one average for the whole city. None of them shows a Johor Bahru owner the sum. This article does, with example figures you can replace with your own.

What do Airbnb listings in Johor Bahru charge per night?

AirROI publishes a spread of nightly rates for Johor Bahru. We read the page on 3 November 2026; it covers October 2025 to September 2026 and 5,254 active listings.

Listing positionNightly rate
Bottom quarter, at or belowRM180
MedianRM260
Top quarter, at or aboveRM390
Top 10%, at or aboveRM610
AverageRM348

That table mixes studios with big houses, so RM260 is not your price. It only tells you where a unit type roughly sits. Airbtics gives a different median of RM252 and a different occupancy, and our occupancy article explains why data providers disagree.

The monthly table is more interesting. April 2026 averaged RM340 per booked night and December 2025 averaged RM355, only about 4% more. Occupancy moved far more, from 24.1% to 43.1%, and revenue per listing went from RM2,310 to RM4,863. These are averages across a changing mix of units, so they prove nothing about any one unit. But they suggest that many listings in the market hardly change their price in the busiest month, which is worth checking on your own calendar.

How do I work out my floor price?

Your floor is the nightly price below which a booking costs you money. Start with costs that exist only when a guest stays. Here is an example, not a quote: 15% platform fee, RM70 for cleaning, laundry and consumables per checkout, RM12 of electricity and water per booked night, and no separate cleaning fee charged to the guest.

Floor per night = (cleaning ÷ nights in the stay + utilities per night) ÷ (1 − platform fee)

Length of stayCost per nightFloor per night
1 nightRM82about RM96
2 nightsRM47about RM55
3 nightsabout RM35about RM42

A one-night stay needs almost twice the price of a two-night stay, because one cleaning falls on one night. AirROI's monthly tables show stays averaging about 2.4 to 3.3 nights in most months, so most of your bookings will be short and cleaning matters more than most owners assume.

That floor is only for one booking. Add the bills that run when the unit is empty: in the same example, RM150 for internet and base electricity and RM410 for maintenance fee, assessment and insurance, so RM560 a month. Your full monthly cost list may differ. The more nights you sell, the less each night has to carry.

Booked nights a monthPrice that covers all billsPrice that matches a RM2,000 tenant
8about RM138about RM371
10about RM121about RM308
15about RM99about RM224
20about RM88about RM182

This assumes 2-night stays and self-management, and the tenant column uses the example in our occupancy article, where the owner keeps RM1,590 of a RM2,000 rent after fixed bills. Read the right-hand column honestly. If similar units in your building sell around RM180 and you expect 10 to 15 nights a month, this example says a good tenant pays you more. Our long-term rental comparison goes through that choice.

If a manager takes 10% of revenue, divide again. RM121 becomes about RM135 to RM137, depending on whether the 10% is worked out before or after the platform fee. A mortgage is not in these figures, because guests will not pay more for your loan. It decides whether the purchase made sense, not what a Tuesday night can sell for.

How do I compare with similar units properly?

Compare the same thing on the same dates:

  1. Pick three to five units in your building, or the nearest building, with the same bedrooms and guest count.
  2. Open a private browser window and search one Tuesday and Wednesday and one Friday and Saturday, four weeks ahead.
  3. Write down the total for two nights, not the nightly figure.
  4. Note which ones have good reviews. A unit with no reviews usually cannot match one with many.
  5. Airbnb's own pricing tool can compare the average price of booked and unbooked homes on a map of your area. Those similar listings do not appear while Smart Pricing is on.

Your starting price is where those units sit, adjusted for reviews and condition, as long as it clears your floor. If the floor is above the market, no price setting will fix that.

How much more should I charge on weekends?

We could not find a public Johor Bahru figure for this. AirROI's page does not split weekdays from weekends, so use the gap you found in your own building. Airbnb's weekend setting covers Friday and Saturday nights and can be set from −50% to +50% of your base price. Custom prices you enter for specific dates override it.

An example: a RM180 base with +30% gives RM234 on Friday and Saturday. A Friday-to-Sunday stay then totals RM468 before fees. If those weekends fill up weeks ahead, try the next step up. If weekends sell and weekdays do not, lower only the weekday base and put the weekend percentage up so the weekend price stays where it is. Changing the base moves the weekend price with it.

Which dates need their own price, and when?

School holidays and long weekends need a custom price, set before guests start booking. AirROI shows average lead time of 19 days across the year and 22 days in December, so November is already late for the Singapore school holiday.

PeriodDates
Singapore school holiday21 Nov to 31 Dec 2026
Johor school holiday (Group B)5 to 31 Dec 2026
Christmas and New Year25 to 27 Dec, 1 Jan
Chinese New Year6 to 8 Feb 2027
Singapore March holiday13 to 21 Mar 2027
Good Friday26 Mar 2027

The sources are in our booking calendar article. Check the dates against official notices before you commit to a price.

Should I charge a cleaning fee or put it in the nightly price?

Both can pay you the same on a two-night stay. Here is what the guest sees, as an example before platform fees:

How it is priced1 night total2 nights total3 nights total
RM180 a night plus RM70 cleaning feeRM250RM430RM610
RM215 a night, no cleaning feeRM215RM430RM645

A separate fee protects you on one-night stays, because that booking pays the full cleaning. Building it into the rate looks cheaper on short searches and earns more on long stays. Neither is the correct answer. Airbnb suggests thinking about the total guests pay, including fees like cleaning fees, so check how your total compares for the stay length your guests actually book. Airbnb's host fee is also calculated on host-charged fees, so the cleaning fee does not escape it.

How do I make sure the platform fee does not eat my number?

Divide, do not add. Airbnb's page says it is moving all home hosts to a single host-paid fee, and that most pay 15.5%, with others typically 14% to 16%. Check your own payout, then:

You want in handDo not setSet
RM150RM173about RM178
RM200RM231about RM237
RM250RM289about RM296
RM300RM347about RM355

Adding 15.5% to RM200 gives RM231, and after the fee you receive about RM195. Other platforms charge differently, so do the same sum with each platform's rate.

How do I know my price is wrong?

What you see over 3 to 4 weeksWhat it suggestsWhat to try
Peak dates fill much earlier than the 19-day averageProbably too cheapRaise those dates only
Weekends full, weekdays emptyWeekday price or minimum stayLower weekdays, not everything
Your dates are empty while similar units are bookedPrice or listingRun the five checks first
You and similar units are all openMarket is quietDo not chase it below your floor

Change one thing at a time and give it a few weeks, unless the dates are close. A full calendar is not proof either. One of our units, a Paragon Premier Room, was fully booked for five months in a row from April to August 2026. That is good occupancy, but occupancy alone cannot say whether some of those nights could have sold for more. Compare revenue, not just how full the calendar looks.

Should I use Smart Pricing or a low launch price?

Smart Pricing adjusts your price automatically based on demand, and if you want to set your own weekend adjustment you must turn it off. Work out your floor before you use it, and set it as your minimum where the setting allows, so you know what a low night is costing you. For several units, our dynamic pricing article shows how we layer weekday prices, seasons, last-minute rules and a floor.

For a new listing, Airbnb says that starting with a lower base price can help attract your first guests and reviews. Decide when it ends before you start, such as after your first five reviews, and keep it above your per-booking floor.

What are the parts that do not favour a management company?

  • Our incentive is not the same as yours. On a plan based on revenue, a low-priced or one-night booking still earns us a share, while you carry the cleaning. Details are in our plan comparison.
  • Ask who sets the floor. Ask every company, including us, who decides the lowest price for your unit and whether they will write it into your contract. A written floor is our suggestion for your negotiation, not a standard term we are promising here.
  • Some units should not be homestays. If your building's prices cannot reach the tenant column above, a long-term tenant may pay you more, and we earn nothing from that.
  • We do not guarantee any price or occupancy. The market figures are a November 2026 snapshot, and every worked figure here is an example, not a quote. This is general information, not financial or tax advice.
