Why is my Airbnb not getting bookings in Johor Bahru? 5 checks to do before you cut the price

Why is my Airbnb not getting bookings? A five-step check for Johor Bahru owners: season, calendar, search, clicks and conversion, and what to fix.

中文 → · Bahasa Melayu →

Short answer: Why is my Airbnb not getting bookings? In Johor Bahru, check in this order: whether the season explains it, whether guests can actually book your dates, whether search shows you, whether guests click, and whether they book. Each failure has a different fix, and cutting the price only solves some of them.

We manage more than 100 homestay units in Johor Bahru and Desaru. When a calendar goes quiet, the first instinct is to lower the price. Most guides on this topic are written for American hosts and give you ten tips at once. This one is a diagnosis in order, because a fix aimed at the wrong step costs you money and teaches you nothing.

Is it my listing, or is the whole market quiet?

Start here, because a quiet month is not always a broken listing. AirROI publishes average monthly revenue per active Johor Bahru listing as a two-year average. We read the page on 2 November 2026:

MonthAverage revenueMonthAverage revenue
JanuaryRM3,310JulyRM3,650
FebruaryRM2,810AugustRM3,290
MarchRM3,030SeptemberRM2,930
AprilRM2,390OctoberRM2,620
MayRM2,970NovemberRM2,930
JuneRM4,340DecemberRM4,870

April averages about half of December. Our own statements swing further: one owner's 10 central Johor Bahru units grossed RM67,081 in December 2025 and RM23,877 in November 2025, about 36% of the peak month. See the full statements and the low season article.

So what counts as abnormal? AirROI puts the median listing at about 26% of open nights, and Airbtics puts its median at 45%; our occupancy article explains why they differ. On a 30-night month that is roughly 8 to 13 nights. AirROI's average stay of 3.1 nights makes 8 nights about two or three bookings.

What you see in a 30-day monthHow to read it
Around 8 nights or more, in a slow monthProbably the market, not a fault
A few nights, while similar units in your building are also openProbably the market or the building
A few nights, while similar units in your building are fullSomething on your listing. Keep going
Zero bookings with dates openSomething is wrong. Keep going

Do the building test yourself. Search Airbnb for your next two weekends and one midweek stretch, and count how many similar units in your building are still available. Treat it as a rough signal, since a closed date may be an owner block rather than a booking.

Also remember supply. AirROI counts 5,254 active Johor Bahru listings and shows that count up 74% on a year earlier. A provider's count can jump because of how it tracks listings, so read that as direction rather than an exact figure. Either way, more units are competing for the same guests.

Can guests actually book the dates you think are open?

This is the cheapest thing to fix and the one owners check last. Airbnb lists preparation time, advance notice, minimum and maximum stay settings, and calendar blocks as reasons dates cannot be booked. It may also block your calendar if your account is missing required information.

Here is how those settings hurt in Johor Bahru specifically:

SettingHow it costs you hereWhat to try
Minimum stay of 3 nights or moreA Friday to Sunday trip from Singapore is 2 nights, and it never sees your unit2 nights on weekends
Preparation time of 1 dayBlocks the day after each checkout, which can break back-to-back weekendsRemove it if your cleaner can turn over the same day
Long advance noticeA trip across the Causeway can be decided on a ThursdayShorten it if cleaning is ready
Stale blocks and single gap nightsOne orphan night between bookings cannot meet your minimum stayClear old blocks, allow 1 night only inside a gap
Maximum guests set too lowA family of five filters you outSet the true sleeping number, no higher

Now test it. Open a private browser window without logging in, search your area with real dates and real guest numbers, and look for your unit. Then try a Friday and Saturday four weeks ahead, and a Tuesday and Wednesday. If your unit does not appear at all on open dates, go back to these settings before you touch anything else.

How do I find out where guests are dropping off?

Airbnb shows you. Hosts using professional hosting tools can open Insights, then Performance, then Conversion. If the tab is missing, you need to opt in to professional hosting tools first. Airbnb splits the journey into three stages and lets you compare them with similar listings by region or category.

StageWhat it meansNumbers are weak compared with similar listings? It usually points toWill a price cut help?
First-page search impressionsSearch is showing youRanking: availability, reviews, response, cancellations, total priceSometimes, because price is one ranking factor
Search-to-listingGuests saw you and clickedCover photo, displayed price, title, ratingSometimes
Listing-to-bookingGuests read the page and bookedPhotos, reviews, house rules, description, missing amenitiesRarely, if the page itself is the doubt

Compare yourself with similar listings and with your own past months, not with a number from a blog. Airbnb publishes no universal benchmark. The most useful outside figure we found comes from IntelliHost and Uplisting in May 2026: about 47 first-page impressions per booking, across more than 24,000 US listings that each had at least 10 reviews. It comes from public calendar data, is not audited, and is not Johor Bahru. Its use is the scale: if your unit gets only a few dozen first-page impressions a month, one booking is about what the arithmetic predicts.

Why does search not show my listing?

Airbnb's help page names four things for homes: quality (content, ratings, reviews, communication, cancellation information, amenities), popularity (saves, bookings, messages), price compared with similar nearby listings for the same dates, and location. It also says more open dates and flexible stay lengths can improve visibility, and that instantly bookable listings may rank higher.

Three things you can act on this week: turn on Instant Book if you are comfortable with it, reply to every message quickly, and avoid cancelling on guests. Nobody outside Airbnb can see the ranking system, so treat anyone who promises a secret trick as guessing.

Is my price actually too high?

Check the total, not the nightly figure, because Airbnb compares total price for the same dates. Here is an example, not real listings and before any platform fee:

Example unitPer nightCleaning fee1 night total2 nights total3 nights total
Unit ARM180RM120RM300RM480RM660
Unit BRM230RM50RM280RM510RM740

Unit A looks cheaper per night but loses on a one-night search, then wins on two nights. Compare against three to five similar units in your own building for the exact dates you want. Weekday and weekend prices should differ, which our dynamic pricing article walks through with a floor price.

Why do guests look but not book?

Guests have opened your page and left, so something on it created doubt:

  • Cover photo and first five photos. Show the best room in daylight, not the door or the building lobby.
  • No reviews or few reviews. New listings carry this for a while. Getting honest reviews from your first real guests matters more than any wording.
  • Vague arrival details. Parking, door access and check-in time decide a family's booking.
  • Amenities not ticked or not true. Our room-by-room checklist lists what guests filter for.
  • A bad recent review with no reply. You cannot remove it, but a calm reply is what the next guest reads.

Am I only on one platform?

If you are only on Airbnb, you only reach guests who search there. Agoda and Booking.com reach other travellers, but each extra channel adds a calendar that can double-book unless it syncs. Our channel manager article covers what goes wrong. Adding a platform does not fix a broken calendar or weak photos, so do this after the checks above.

What should I not do when bookings stop?

  • Do not cut the price below your cost per booking. A one-night stay can lose money after cleaning; the worked table is in our low season article.
  • Do not change five things at once. AirROI's average booking lead time in Johor Bahru is 19 days, so today's change may not show up as a booking for weeks. Change one thing and give it three to four weeks unless the dates are close.
  • Do not delete and relist to "reset" the ranking. You risk losing your reviews, and we have seen no evidence from Airbnb that it helps.
  • Do not ask friends for fake bookings or reviews. It breaks Airbnb's review rules and puts the account at risk.

What if I checked everything and it is still empty?

Then the answer may be uncomfortable: the unit may not suit short-term rental at its current price and location. Use real numbers. In our break-even example, about 13% occupancy covers the bills, but about 51% is needed to beat a RM2,000 tenant. If similar units in your building sit near the median, a long-term tenant may simply pay you more.

Will a management company fix it?

Sometimes, and not always. What we can bring is the work in this article done every day across many units: pricing, multiple channels, fast replies and steady cleaning. What no company can do is create demand for a unit or building the market does not want, and we do not guarantee any occupancy.

You should also know the parts that do not favour us:

  • We have an interest. You are reading this on a management company's website, and we earn only if your unit runs as a homestay. A long-term tenant earns us nothing, so weigh our advice with that in mind.
  • Moving to us can mean starting from zero. Most of our units sit under the company account, and reviews do not move between accounts. If your listing has good reviews on your own account, a new listing starts without them and may be slow at first. Our switching article explains the one case where reviews stay.
  • Doing it yourself can work. If your problem is one calendar setting, you do not need us. Self-managing versus management lays out the hours and the money.

Market figures here are a snapshot from November 2026, and the worked figures are examples rather than quotes. This is general information, not financial advice.
