Organising a group trip to Johor Bahru? How the organiser earns 5% on every homestay unit your friends book (and the one way you earn nothing)

Company outing, church camp, family reunion: book several Antlerzone units in one tower, let each family pay for their own unit with your code, and you earn 5% on every one. Book them all yourself and you earn RM0.

If you are the one organising a group trip to Johor Bahru, the cheapest way to get paid for the work is to book several units in the same tower, have each family pay for their own unit using your Antlerzone referral code, and collect 5% of every room rate once they check in. Each family also gets RM20 off their first direct booking. The one thing that pays you nothing is the thing most organisers do by instinct: paying for every unit yourself.

Every "group accommodation in JB" page on Google is a list of 15-pax villas and 30-pax bungalows. That is one way to do it. This article is about the other way, splitting a group of 15 to 25 people across three to six condo units at KSL D'Esplanade, Paragon Suite, One Tebrau or Dsummit, and about what the organiser can put in their own pocket for arranging it.

Should a group book one big villa or several apartment units?

Both work, and the honest answer depends on what the group is for. A villa gives you one hall where everyone sits together until 2am. Condo units give every family its own door, its own bathroom and its own air-conditioning, with a lift ride between you. Here is how they compare for a typical 20-person group on a weekend:

One 20-pax villaFive 2-bedroom units in one tower
Who sleeps whereDecided on arrival, usually by the loudestFixed per unit, booked by each family
PrivacyLow; one family's toddler wakes the floorHigh; doors close
ParkingUsually 2 to 4 cars on the driveway1 to 2 registered plates per unit, in a covered car park
Walking distance to a mall and foodRarely; villas sit in landed estatesYes at KSL, Paragon, Tebrau and Austin towers
Late-night noiseYour own problemThe tower's problem: guards do come up, and the per-unit headcount is enforced
One shared hallYesNo; you gather in one unit or at the pool deck
Who paysOne person collects and paysEach family pays their own unit

The last row is the whole point of this article. When each family pays for its own unit, every one of those bookings can carry your referral code, and every one earns you 5%. We should also say the part that cuts against the condo option: if your group's idea of a trip is 25 people in one living room until late, a tower with a security desk and a headcount rule per unit is the wrong place, and we would rather tell you that now than deal with a guard's phone call at midnight. Our headcount and party article explains what happens in that case.

How does the referral work when it is five bookings instead of one?

Exactly the same as for one friend, five times over. Every Antlerzone guest account has one fixed six-letter code and a link that looks like portal.antlerzone.com/booking?ref=XXXXXX. The rules that decide the money are these, and they are enforced by the booking system, not by someone's goodwill:

RuleWhat it means for a group
The person paying cannot be the owner of the codeIf you pay for a unit, that unit earns nothing
One code per checkoutA family cannot combine your referral code with a seasonal promo code; they pick one
RM20 off is once per guest account, for life, on a room of RM150 or more, with a verified phone numberFamilies who have booked direct with us before get no RM20, but you still get 5% on their full rate
The link stays attached to a browser for 7 days; typing the code at checkout works any timeTell them to type the code; group trips get planned over three weeks, not three days
Commission becomes confirmed on the family's check-in date; a cancellation or no-show pays RM0One family dropping out costs you that family's 5%, nothing else
You can withdraw once confirmed commission reaches RM50, by bank transferA five-unit weekend clears RM50 in one trip

That first rule is the one that catches organisers. The system checks the booker's account against the referrer's account, and if they are the same person, there is no referral and no RM20 either. It is not a loophole we forgot to close; a referral is by definition someone else booking.

What does a five-unit weekend actually pay the organiser?

Use public JB rates, nothing rounded up: a two-bedroom city unit on a weekend night is roughly RM180, so two nights is RM360 per unit. Say five families book, four of them are new to direct booking with us and one has booked direct before.

Family E (booked with us before)RM360NoRM360RM18.00
TotalRM1,800RM80 saved by your friendsRM1,720RM86.00

RM86 is above the RM50 withdrawal line, so one group weekend is enough to cash out. Commission is on the room rate only, never on the refundable deposit (RM200 per unit by default) or cleaning. Those are the same rates and rules as in our refer-a-friend breakdown; the group just multiplies them.

Now the honest version of the same number. RM86 for a weekend of herding five families is not income. It is roughly what your own unit's second night costs, and that is how we suggest you think of it: the organiser's stay is partly paid by the organiser's work. If someone online promises you a group-booking side business from 5%, they have not done the arithmetic.

Why does paying for everything yourself earn RM0?

Because the organiser who collects RM1,800 from five families and books five units on one account is, to the system, one guest booking five units with their own code. Self-referral is blocked, so the 5% is RM0. The RM20 is also RM0 five times, because a guest account can only use the friend discount once in its life and in any case it is your own code.

There are three more reasons we would steer you away from the one-account approach, and they matter more than the RM86:

  1. Deposits and damage. Each unit holds a RM200 refundable deposit. If one family's children break something, the deduction comes off that family's booking with photos attached. If all five units sit on your account, every deduction comes off you, and you spend the next week collecting from your cousin.
  2. Check-in. Each booking gets its own door code, its own parking plates and its own eKYC where the tower requires it. One account holding five units means your phone receives five door codes to forward, and five families message you at 11pm instead of our WhatsApp line. Our first-time check-in guide shows what each family would otherwise get directly.
  3. Cancellations. If one family pulls out two days before, their booking is cancelled under its own terms. If it is one of five on your account, you are the one asking us to cancel one unit of your own booking.

The group that books five separate units with one shared code is not only the group that pays the organiser; it is the group with five separate deposits, five separate door codes and five separate cancellation decisions. That is better for the families too.

How do I set it up without chasing people for three weeks?

A step-by-step that works, in the order that avoids the traps above:

  1. Pick the tower first, then the unit sizes. Decide KSL, Paragon, Tebrau or Austin by where the group wants to eat and shop, then count beds per family. Our where-to-stay-by-destination guide is the short version of that decision.
  2. Create your guest account and copy your code from the Refer & earn page in the portal. Do it before you message anyone, so the code exists.
  3. Send each family the link for their specific unit (every listing's share button carries ?listing=...&ref=...), not the general booking page. People book what is in front of them.
  4. Tell them to type your code at checkout, even if they clicked the link. The 7-day link window is shorter than most group chats, and a code typed at checkout is proof on its own.
  5. Ask each family to verify their phone number when they create their account. Without it the RM20 does not apply, and the first thing they will do is message you about it.
  6. Agree a drop-dead date for booking, a week before the trip. Units in the same tower sell separately; the sixth family who books on Friday may find the tower full and end up across town.
  7. After check-in day, open Refer & earn and withdraw. Commission is confirmed on the day each family checks in, not on the day they pay, so the money appears during the trip, not before.

Two things the group will ask you that you should know the answer to. Yes, the per-unit headcount is a real limit, counted as the number of people sleeping there, and the towers do enforce it. And no, you cannot stack a seasonal promo code on top of your referral code; if we are running a bigger discount that week, a family may be better off with that code and you earn nothing on that unit, which is their choice to make.

When is a group booking the wrong time to use a referral code?

Three honest cases. If your group is mostly Singaporeans with Agoda or Airbnb loyalty tiers, their net price on the platform may beat our direct rate on a given weekend even after RM20; let them compare, and do not oversell. If the group is a company paying from one corporate card, the finance department will insist on one invoice and one payer, so the self-referral rule applies and you earn nothing; a corporate booking is still welcome, just not through the referral programme. And if your group needs one room for 25 people, book the villa; no commission is worth a guard at the door at midnight.

Referral terms, including the 5% and the RM20, are set by us and can change; the current ones are always on the affiliate page, and your code is waiting under Refer & earn in the guest portal.
